 | MANULIFE FINANCIAL HEADQUARTERS
Suffolk Construction helped perform a year and a half of preconstruction services for the Manulife Financial United States Headquarters project located in South Boston. Preconstruction was particularly essential to the Manulife project because the 15-story 600,000 square foot building was designed to qualify for a Silver LEED certification.
One of the most notable Green Design elements was a unique glass curtainwall system that contributes to the building's acoustical and energy performance. This kind of system had never before been installed in the United States. Other significant LEED technology components of the project included drought tolerant grasses and perennials to help the infiltration of rainwater into the surrounding environment; green roof design to minimize storm water runoff; water-saving plumbing fixtures; 20% of post-consumer recycled materials for resource conservation; and daylighting controls and high-efficiency lighting to help reduce the building?s energy consumption.
To incorporate all the "green" design elements necessary to qualify for the LEED rating, while staying within the established budget and schedule, the project team provided 10 full budget proposals throughout the preconstruction phase as value engineering options, scheduling feasibility and constructability options were closely studied and continuously revised. Through creative value engineering efforts and tight coordination with the owners, architects and specialized subcontractors, the Suffolk project team was able to successfully deliver Manulife a quality building while ensuring the company's new headquarters met the qualifications for LEED certification.
