Suffolk Construction Co. was picked to manage the construction of Raytheon's new 600,000-square-foot Dulles hub and 100,000-square-foot Northwoods complex projects.
Suffolk Construction Company was recently chosen by Raytheon, the world’s fifth largest defense contractor, to manage two consecutive construction projects in Dulles, Virginia.
The first project includes a $17 million build-out of Raytheon’s new facility on what was formerly AOL’s Pacific Corporate Park Campus. Raytheon will be moving its Northern Virginia operations into 600,000 square feet of office space on the campus. The project will include four buildings, now dubbed Raytheon’s “Dulles Hub.” Raytheon will pursue LEED Silver certification for the new facilities.
The project will consist of the consolidation of two Raytheon sectors: Raytheon Intelligence and Information Systems and Raytheon Technical Services Company LLC, and will include the installation of a new Mission Critical Generator, which will be serviced by a new duct bank distribution system, and infrastructure upgrades including the re-lamping/replacement of all light fixtures to comply with LEED Silver certification requirements. In addition, there will be aesthetic improvements including the reworking of 100,000 square feet of access floor for new laminate flooring.
The Suffolk project team is working under an aggressive schedule for this project, which includes a data center, SCIF space and the reworking of 21 existing floors, all of which are fully furnished. Suffolk has completed the first two phases of this project. Once the third and final phase of construction is completed in September 2010, Raytheon will relocate more than 1,500 employees from its Falls Church, Reston and Herndon, Virginia sites. The move will fulfill the company’s need to occupy a modern facility with room for expansion while creating a common location for employees to collaborate and share ideas.
Suffolk’s second project for Raytheon includes a 100,000 square-foot build-out in Raytheon’s Northwood’s Complex. The site is located just a few miles away from the initial Dulles Hub project. The Northwood’s Complex project consists of two buildings with extensive SCIF requirements, raised access flooring throughout, a 15-Ton Gantry Crane, and administrative office space. The project is scheduled to be built and commissioned on an aggressive 11-week schedule.
